      • Hilton Garden Inn Silverstone Circuit

        We undertook the market demand and feasibility feasibility study for the HIGI at the home of British motorsport, the Silverstone Circuit. The hotel is located at the finish line and offers trackside bedrooms and hospitality suites with private terraces as well as track facing restaurant & bars. The hotel is linked by a new pedestrian bridge across the track to the ‘Wing’ Silverstone’s 3,000 sq.m conference and events space. The hotel opened in mid September 2022.

      • Courtyard by Marriott Sheffield/Rotherham

        We undertook the Market Demand & Financial Feasibility Study and a Planning Needs Assessment report for the Courtyard by Marriott project at the Rotherham Advanced Manufacturing Park. The 150 bedroom hotel is under construction and due to open in 2023.

      • Flexihall Bury Market – £20m received Levelling Up fund

        We prepared an assessment of the potential for a new purpose built multi-functional ‘Flexihall to be developed in the heart of the famous Bury Market. The venue will be available for meetings, community use, cultural/music performances, co-working  and other uses. The project received £20m of Levelling Up funding in the Chancellor’s October 2021 budget.

         

      • Staybridge Suites, Cardiff Bay

        We undertook the market demand & financial feasibility study for the extended stay Staybridge suites in Cardiff Bay, Wales. Hotel opened in August 2021.

      • The ‘Civic’ & Guildhall, Plymouth – £12m+ received Future High Streets fund

        Assessment of the potential for conferences and other events at a new 700 delegate capacity conference venue in the Civic building in the centre of Plymouth, and in the adjacent Guildhall. The work for Plymouth City Council formed part of the successful bid in the Government’s ‘Future High Streets Fund’ for in excess of £12m of grant funding.

      • Conference Centre Birmingham – Opened Spring 2021

        Market Demand & Financial Feasibility Study for the new National Education and Conference Centre in Eastside Birmingham. The centre will be for internal events for Unite the Union and external business. The venue adjoins a full service Aloft branded hotel.  Venue opened early 2021 & is  managed by Interstate Hotels.

        We were engaged to prepare a market demand and financial feasibility study for a 200 bedroom design led ‘Innside’ hotel on the site of the former Post & Echo building in the centre of Liverpool.  The hotel is  operated by Meliá Hotels International.  It offer 207 bedrooms, food & beverage outlets – including a destination rooftop restaurant & bar, meeting space and a fitness room.

        The hotel  opened in  September 2021.

      • Convention Centres & Arenas – UAE , the Gulf & Africa

        A range of market demand assessments and financial estimates for arenas,  convention and exhibition centres in the United Arab Emirates,  Bahrain, Kuwait, Turkey, Morocco and Nigeria. All studies required an extensive review of the competitive markets across the regions and preparation of provisional event diaries and operating estimates.

      • The Buxton Crescent Hotel

        We are delighted that after a long development phase the  iconic Buxton Crescent hotel opened in October 2020.  With 81 bedrooms, 3 pools and a thermal spa this is an important addition to the leisure offer in Derbyshire and the UK.  The project received considerable grant funding. We are proud to have been involved in this landmark project. Congratulations to all concerned.

        In conjunction with EMC Real Estate  we provide input to the valuations of hotels across Africa and Asia.  A recent assignment related to a 4-star hotel in a prime location in Lahore, Pakistan. EMC  prepared a Red Book appraisal on an existing use basis. We were not provided with hotel accounts nor performance information and we ran our P&L based on research across the city’s 4-5* hotel sector .         We were appointed to assess the future potential of hosting conferences and other  events at Here East at the Queen Elizabeth Olympic Park in in Stratford , East London.  Here East offers more than 1.2m sq.ft of commercial and event space.  This includes the 950 seat flat floor theatre, which was the press centre developed for the 2012 London Olympic Games and other large internal and outdoor lettable spaces. We undertook an extensive review of the London conference and events market, identified potential operating models and prepared estimates of revenue and expenditure for the events space under a range of scenarios.

        In 2015 we prepared market demand and financial feasibility studies for three major Convention & Event Venues.  This includes the Sheikh Jaber Al Ahmad Cultural Centre in Kuwait, which is due to open later in 2016; a 900+ delegate conference centre in the heart of Birmingham, UK and the re-launching of a major venue on the Queen Elizabeth Olympic Park in London.

      • Wolverhampton Hotel Strategy

        We were engaged by the City of Wolverhampton Council to undertake a hotel strategy to assess the current dynamics of hotel supply and demand, and the likely requirements for hotel accommodation in the city in forthcoming years.

      • Activity Centres – Girlguiding

        We were engaged by Girlguiding to assist them in evaluating the future strategy for three national Training and Activity centres in England. We reviewed the markets for hotel and bunk style accommodation, camping/glamping,  training and outdoor activities for both internal and external markets. The centres are located in the New Forest, Lancashire and Mid Sussex.

      • Slinfold Golf & Country Club

        Horsham DC granted permission for the development of hotel accommodation and extension of the spa and clubhouse. Bridget Baker Consulting worked with John Ashworth Associates and Indigo Planning to provide an expert report to demonstrate the need for and viability of the proposed new facilities.

      • Former Quarry, South Wales

        We assessed the financial viability and economic impact of proposals for a visitor attraction, wellness/spa, water and  extreme sports complex to be located in a disused quarry in South Wales.

      • Boutique Hotel – County Durham

        Evaluation of the potential to convert two former hotels to provide a boutique hotel close to a leading historic visitor attraction.

      • Strategic Review of Scottish Girl Guiding Centre

        We prepared a strategic review of the Netherurd Estate for Girlguiding Scotland.  The centre, located in the beautiful Scottish Borders close to Peebles, offers a country house with bedrooms and conference facilities, self-catering brownie house, camping and outdoor activities. We assessed the current and future opportunities  for all of the components at the estate.

        An assessment of the potential demand for a new conference facility and restaurant at the headquarters of the Pestalozzi International Village Trust in East Sussex.

      • Taroudant ‘ Mini Marrakech’ Morocco

        Advisory work relating to a former Pasha’s Palace, this 136 key hotel has been in the same hands since 1965.  The hotel has 2 restaurants, 2 bars, conference suites and leisure facilities including 2 swimming pools.

        The hotel nestles in the city ramparts in the heart of the historic city of Taroudant, the ‘capital of silver’ and regional municipal centre.  The hotel is just 40 minutes drive by expressway from Agadir Airport, with flights to many European destinations year round.   The region is the home to the UNESCO protected Argan trees, bee hives and is a rich fruit growing area.

        A prime 13,000 m2 plot of adjacent land, with planning permission for tourism use,  is included as part of the hotel.

        Evaluation of the potential to add branded hotels and/or conference centres at a number of  UK universities.  Many academic institutions have strong levels of demand on campus from conference activity or post graduate courses to provide a base level of bedroom demand for campus sourced demand year round.

        Assessment of the historic performance and evaluation of the future performance  of the Grade 11 listed Lady Anne’s Hotel in the historic town of Stamford. The document were submitted as part of a lease review. The hotel has being upgraded to provide an upscale boutique hotel,  re-opened as the William Cecil Hotel in the summer of 2011.       • Planning Needs Assessments


        We have undertaken a range of assignments relating to obtaining planning permissions for hotel and leisure related projects.  This includes change of use applications from hotel to residential and office to hotel. Other assignments have involved successfully applying to develop on green belt sites, providing hotel needs assessment reports and expert witness services.

      • Drayton Manor Theme Park

        We undertook a market demand and financial feasibility study for a hotel project to be located at the famous Drayton Manor Theme Park in th Midlands. Hotel opened in August 2011 with 150 bedrooms, including themed Thomas the Tank family rooms.

      • Conference Centre, Buckinghamshire

        We evaluated the current business at a residential conference centre in Buckinghamshire, identified potential opportunities and made recommendations as to the future strategy to maximise the venue’s potential going forward.

      • Bingham Riverhouse, Richmond

        We provided strategic advice and assistance with budgeting to the owners of the boutique hotel in  Richmond, London. The Bingham Riverhouse has won many awards and has an acclaimed  restaurant and event spaces. 

      • One Great George Street

        We were commissioned to undertake a strategic review of the pricing structures at One Great George Street in Westminster, London. The venue is owned by the Institution of Civil Engineers and offers extensive conference and meeting facilities in the heart of London. Venue was the Media Centre for the 2012 Olympics. Further work undertaken – a salary survey of peer venues.

      • Eco Conference Venue

        The Sussex Exchange is an eco-friendly venue located on a ‘sustainable’ business park in  Hastings,  East Sussex. The venue acts as a business to business meeting point with conference rooms, a  restaurant, exhibition space and a  state of-the-art cinema. Bridget Baker Consulting assessed the likely market demand for these facilities.  The venue opened in 2012.

        Planning needs assessments for two hotel projects at Luton Airport.  Planning permission granted for both projects and one  now open and branded  Ramada Encore. Market demand,  financial feasibility studies and reviews at other airport hotels include London Gatwick, Humberside, Brussels Zaventem, Paris Charles de Gaulle & Orly.

        Assistance with business plan preparation and pre-opening advice for a health spa in a historic market town in Southern England

      • Holiday Inn Conference Facility

        Market demand study, recommendations of optimum meeting facilities and preparation of financial estimates for a conference centre extension and upgrade of the existing banqueting facilities at the Holiday Inn Maidenhead.

        Evaluation of the prospects for a hotel resort and real estate project at a coastal site, near Marmaris, Southern Turkey .

      • myhotel, Brighton

        Market demand Study and pre-opening advice for the myhotel Brighton. This 80 design led bedroom boutique hotel opened adjacent to the award winning Jubilee Library in Spring 2008

      • Oxfordshire Golf Club, Thame

        Expert witness services supporting the need for a 50 bedroom hotel at the 18-hole championship course at the Oxfordshire Golf Club in Thame. The appeal was won and planning permission was granted in the summer of 2008, the hotel opened in Spring 2010.

      • Brighton Hotel Chain

        Operational Review of a chain of hotels in Brighton. This included undertaking interviews with the management, assessment of procedures, evaluation of historic trading and recommendations as to the future strategy of the group of four seafront hotels

      • Health Spa, Warwick

        Preparation of evidence for a planning application for a hotel extension and health spa on a green belt site near Warwick, in the Midlands. The project subsequently obtained planning permission

      • Box End Ski Park

        Financial estimates were prepared by Bridget Baker Consulting for the Box End Water Ski Park in Bedford. This included estimates for the club house, meeting room and guest accommodation. Consequently the project received the funding required

      • Derby, Derbyshire & the Peak District

        An assessment of the historic and future demand trends in the hotel market in Derby was prepared for Derby Cityscape. This document is being used to promote the city to hotel investors and developers. A separate study was then undertaken for the Derby and Derbyshire Economic Partnership to assess the accommodation needs across the county, including the Peak District. . The hotel futures strategy reports were made available to potential hotel developers and investors. Advisory services have also been  provided to the architects and owners of a hotel project near Matlock and the developers of the Buxton Crescent Hotel & Thermal Spa project.

      • Resorts in Croatia

        Evaluation of the future potential of a number of mixed used resort projects in Croatia.

      • Sports Village

        Assessment of the viability of proposals for a Sports Village in the Derbyshire Peak District of England.  The concept takes something from Center Parcs, something from theme parks and something from waterparks. Accommodation is provided in lodges for sale, apartments to rent and in a 200 bedroom hotel. The sporting theme is generated by a football academy including indoor and outdoor 5-a-side pitches; a tennis and badminton academy; an adventure sports feature; a golf course; a health & fitness centre and spa; kids world and a water park.



      • Academic Institution in Yorkshire

        A market demand study was undertaken to evaluate the potential of a former academic institution in Yorkshire to be converted into a residential conference centre. This included telephone interviews with potential users and an assessment of the competition in the local area
